120 Hamilton Avenue Cleared for Development in Stamford, CT

V20 Group is proud to announce that our 120 Hamilton Avenue project has officially received final approval from the City of Stamford, clearing the way for the construction of a state-of-the-art industrial warehouse on the nearly 7-acre site. This milestone marks the latest step forward in our mission to revitalize underutilized assets and bring high-performing industrial space to Stamford, Connecticut, and throughout Fairfield County.

120 Hamilton Avenue Cleared for Development in Stamford, CT

What’s Next for 120 Hamilton Avenue?

Acquired in December 2024, 120 Hamilton Avenue is a strategically located industrial-zoned property in Stamford’s south end, formerly used as a data center by World Wrestling Entertainment (WWE). Situated less than a mile from I-95 and Stamford’s growing logistics corridor, the property is ideally positioned for modern industrial use.

Recognizing the potential in this former corporate facility, V20 Group is undertaking a complete redevelopment. Our plan: demolish the existing structure and deliver a high-bay, modern industrial warehouse that meets the rising demand for efficient, flexible space for logistics, manufacturing, or last-mile distribution.

Thanks to close collaboration with city officials, planners, engineers, and our in-house development team, we successfully navigated this rigorous process, culminating in the issuance of a full building permit for 120 Hamilton Avenue.

With approvals in hand, demolition is set to begin shortly. Construction of the new warehouse facility will follow, featuring:

  • High-bay ceiling heights for maximum operational flexibility
  • Loading dock access to support tenant distribution needs
  • Efficient design suited for single or multiple tenants
  • Modern energy systems and environmentally responsible infrastructure

This project continues V20 Group’s momentum in Stamford, following recent activity at 421 West Avenue and 699 Canal Street, and reflects our long-term investment in the city’s industrial future.

V20 Group Receives First LEED Certified Industrial Building in Stamford

We are proud to share that Building 1 at 421 West Avenue has officially received LEED certification, making it Stamford, Connecticut’s only LEED-certified industrial building.

At V20 Group, sustainability is more than a trend — it’s a responsibility. That’s why we designed 421 West Avenue to set a new standard for environmentally conscious industrial development.

From the architecture and site planning to the energy systems and landscape, every detail of this property was built with the future in mind.

Completed at the end of 2023, Building 1 is home to Anderson Windows and STM Fieldhouse. The space blends form and function, offering tenants an energy-efficient footprint in a modern, bright industrial environment.

What Makes 421 West Avenue LEED-Certified?

LEED (Leadership in Energy and Environmental Design) is the world’s most widely used green building rating system. Earning LEED certification is a rigorous process that evaluates buildings on their sustainability, energy efficiency, water usage, indoor environmental quality, and more. Here’s what sets 421 West Avenue apart:

  • Solar Power Efficiency: Our rooftop solar field boasts over 75% energy efficiency, significantly reducing the building’s reliance on nonrenewable energy.
  • Green Landscaping: The site includes ample native trees and is located adjacent to a conservation easement, which we intentionally left untouched to preserve local biodiversity.
  • Public EV Charging Stations: We’ve installed electric vehicle charging stations that are open to the public, encouraging clean transportation options.
  • Natural Light: Perimeter-spanning windows fill the building with natural daylight, reducing the need for artificial lighting and enhancing indoor comfort.
  • Stormwater Retention: Upgrades to the property’s drainage infrastructure include a significantly enhanced stormwater management system, helping protect local waterways.
  • Striking Architecture: Beautiful design meets functionality, reflecting V20’s belief that industrial buildings can and should inspire.

A Vision for Sustainable Industrial Development

The LEED certification at 421 West Avenue is not just an achievement — it’s a reflection of V20 Group’s broader commitment to sustainable, high-value real estate development. As we continue to revitalize and reposition properties across Stamford and beyond, we are constantly seeking ways to reduce environmental impact while delivering exceptional spaces for our tenants.

We’re honored to lead the way with Stamford’s first LEED-certified industrial facility, and we look forward to developing even more projects that raise the bar for industrial design and environmental responsibility.

V20 Group Sells 550 West Avenue Property In Stamford

We’re excited to share the latest milestone for V20 Group: the successful sale of 550 West Avenue in Stamford, CT, to 550 West Avenue LLC, an affiliate of Jornik Manufacturing.

This 55,000-square-foot shallow bay industrial property, which we acquired in 2022 as a vacant asset, has been fully transformed under our ownership. Following a comprehensive renovation completed in 2023, the building achieved full occupancy with four tenants in a highly competitive market—a testament to our focus on value creation and strategic redevelopment.

Here are some of our highlights from this successful project:

  • Strategic acquisition and renovation to reposition the property.
  • Full lease-up in a strong Stamford industrial market.
  • A successful sale reflecting significant value creation.

“This transaction underscores our commitment to optimizing opportunities in the industrial real estate sector,” said Joe Vaccaro, President of The V20 Group.

The sale of 550 West Avenue builds on our continued momentum in Stamford, aligning with recent acquisitions at 120 Hamilton Avenue and 699 Canal Street. By identifying underperforming assets and unlocking their potential, we’re driving both market growth and community revitalization.

We look forward to continuing to bring properties to their highest and best uses while delivering strong results for tenants, investors, and stakeholders.
