Overview

V20 acquired the 71,000-square-foot office property in downtown Darien in September 2022.

The three-story structure is a Class A office building located within walking distance of the town’s Metro North train station and is less than a block from Interstate 95. The building is the only office property in Darien that employs a full-time doorman and also has a generator that will provide power to the building if electricity is out during severe weather.

We have implemented a significant capital improvement plan that included upgrading the façade of the building by replacing all of the windows, significant tenant improvement packages to the vacant suites, a renovation of the lobby, the entrance of the building, and overall modernization of the building.

Since acquisition, we have increased the occupancy to 91 percent from 85 percent. The building is currently occupied by eight tenants. Our tenant roster includes Portfolio Advisors, Alter Domus, Goodnow Investment Group, Tulane Endowment, Michael Allen, Northern Right, CoreOne Industrial, and V20 Group.
